Contractor appointed to lead £20m extra care scheme


Liverpool Mutual Homes (LMH) has appointed Warrington-based Lane End Developments to deliver its 170-home mixed use development on Westhead Avenue, Kirkby.

Work can now begin on the site after planning permission was granted in November.

The £20+ million investment will transform a disused brown-field site into high quality housing and supported living for some of the area’s elderly and vulnerable people.

Expected to complete in 2019, Westhead Avenue will offer 100 one and two-bed extra care apartments, with around-the-clock support to meet residents’ individual needs.

There will also be 16 supported housing units, 54 homes for affordable rent and Rent to Buy - a new tenure for potential future home-owners - a communal sensory garden and a range of on-site amenities, including a bistro and hairdressers.

LMH Chief Executive Steve Coffey said: “We are delighted that construction is beginning at Westhead Avenue, which will be a flagship extra care facility for the Kirkby community.

“This is LMH’s largest new-build scheme to date and our first move into the extra care sector. As such, it offers exciting opportunities to deliver a wide range of supported housing services, as well as high quality, affordable housing stock.

“With teams preparing to move onsite, we look forward to working with Lane End Developments to deliver this fantastic mixed use scheme.”

The Homes and Communities Agency (HCA) is providing £7 million to support the Westhead Avenue development. This is the largest HCA grant allocation secured in the North West this quarter.

LMH is also working closely with Knowsley Council to bring the scheme to life and provide much-needed supported housing for local people, supporting them to live independently in the community.

Lane End Developments is currently delivering another LMH Rent to Buy scheme at Mark Rake in Bromborough, Wirral.
